A new TV Theatre could easily work for panel shows and chat shows.
Fountain Studios are set to reopen as a theatre later this year, so there could be potential for TV shows to be recorded there once again.
I'm sure there's plenty of other theatres in and around London with the capacity/availability for regular TV shows, including some which are currently out of use, although some of these would probably require a lot of investment to get them back into a useable condition.

Wasn’t the Cochrane used for The Nightly Show? I’m not sure if there are any theatres that could be available in London for television use, most seem to be occupied

Indeed it will just be Studio 1 that will be leased to Riverside TV. However, with demand for studio space, I do wonder whether they'll consider leasing Studio 2 out in the future too as it is a similar size to Studio 1. I suppose it depends how successful the art spaces are and if they can continually fill both Studio 2 and 3 with productions and exhibitions to make it viable. Although I think revenue from the lease to Riverside TV is meant to be helping fund the arts part of the complex too.
The Cochrane was indeed used for the relaunch of TFI Friday and The Nightly Show https://www.oldcollegeproductionbase.com/filming-locations I think ITV spent a fair bit removing and updating the alterations made by TFI Friday but I've not heard of it being used much since. It was ironic that ITV put so much seating back in as it was clear they were struggling to fill the seats for the Nightly Show - they ended up with some very tight shots of the first couple of rows by the end of the run!
The website for the Cochrane Theatre has been taken down, and if you look on Google maps, all of the external signage has been removed, and it looks empty inside (I don't know how long it's been like that and whether it was like that last year when the nightly show was recorded). Apparently it's been purchased by a hotel chain, so could be due for demolition soon.

Although probably not their first choice of studio.
None of those shows (Graham Norton perhaps excepted) need a studio of that size. Something TC3 or TC8 sized would be fine for those shows, but nothing else is available in a convenient location to get an audience in and out of.
So these shows are likely paying a premium to hire a studio much bigger than they need because nothing else is available.

Probably because the building itself is called The Riverside Studios.
AIUI the other two studios could be used for TV, after all any space can be, but they won't be fitted out as a TV studio

Television production does not have a monopoly over the word "studio".
There can be studio theatres, dance studios, radio studios, etc. If the Riverside facility will have 3 studios, it matters not if two of them are strictly non-television.
